I’d been working with the buyer for a while. They were renting a small office and quickly running out of space as their team kept growing. We started exploring larger rental options on the north side of town — but after seeing what was available, nothing quite checked all the boxes.
Then came the “aha!” moment: after a chat with their CPA, it was clear that owning — not renting — would better support their long-term goals by building equity and stability. Problem? There wasn’t much inventory for the kind of office space they needed on the north side of Fort Wayne.
But here’s where the long game pays off: I had met the eventual seller a few years back. At the time, the property was leased and not for sale. Fast forward to now — the lease was ending, and the seller was ready to make a move before the property was
listed onto the open market.
One phone call later and we had momentum. The buyer secured the deal, closed it, and executed an impressive rehab on the space.
