Challenge: A tenant had outgrown their existing space and was carrying significant unused square footage that no longer made sense operationally. With a lease expiration approaching, they needed a right-sized solution fast to avoid the risk of being left without a location. While a build-to-suit option would solve their space needs perfectly, they believed the typical 7-12 month construction timeline would not align with their deadline.

Action: The developer recognized that this was exactly the type of challenge his vertically integrated construction model was built to solve. By keeping all construction in-house, he can control timelines and deliver a facility tailored precisely to the tenant’s operational needs. My role was to help both parties evaluate feasibility, align expectations, and structure an agreement that was a win-win for all parties.

Result: The tenant secured a purpose-built facility with no wasted space, to be delivered on a timeline they initially believed was impossible. The developer executed a long-term lease with a multinational, A credit tenant.
